Where’s the project located?
Urvara by Vrddhi Farms is located in Survey No. 206, Gundugallu Village, Gangavaram Mandal, Chittoor District, Andhra Pradesh, India. Located just 5 kms from the Bangalore-Tirupati Expressway, and off the Bangalore-Chennai Expressway. Also located near the Gandarajupalle Industrial Area it boasts of a strategic location that promises significant investment growth potential.
What is the extent of the project? Will you be adding any more land to the project?
Urvara by Vrddhi Farms is spread across 12 acres and has 46 self-sustained, scientifically and aesthetically designed plantation plots. We are in the process of acquiring more land parcel for Phase 2 development.
What are the available plot sizes in the project?
There are various sizes of plots available ranging from 6211 sq.ft. to 10955 sq.ft.

Am I eligible to buy a Farmland in Andhra Pradesh?
Yes, in Andhra Pradesh a family unit (individual, spouse, and three minors) can purchase a maximum of 50 acres of dry land.
Can NRI buy Agricultural land?
No. A Non-Resident Indian is not permitted to buy agricultural land in India. While non-resident Indians (NRIs) are generally not allowed to purchase agricultural land directly in India, we understand the appeal of owning a nature-connected property. The Foreign Exchange Management Act, 1999 (FEMA), is the statute to consolidate the law for foreign exchange with the objective to facilitate external trade and payments and to promote the orderly development and maintenance of foreign exchange market in India. Under FEMA and the Foreign Exchange Management (Acquisition and Transfer of Immovable Property in India) Regulations, 2018, NRIs are not permitted to purchase agricultural land or plantation property or farmhouses in India.
However, one may seek special permission from the Reserve Bank of India, which may be granted only after the consideration of various factors. Therefore, to answer your query, your son, now being a US citizen, may not be able to acquire or purchase agricultural land in India under the automatic route.
Can we convert the land into residential or are there any restrictions?
Urvara by Vrddhi farms is located in a free zone where the conversion of agricultural properties to non-agricultural purposes is permitted. However, the purpose of this project is to promote farming among the future generations, and all the prospective buyers are buying into not just the land but the concept of farm living. Hence, as a policy of the community, it’s advisable and requested to retain it as a Farm Plot.
Who will own the common areas like roads, amenities areas and Clubhouses?
The Clubhouse and common areas will be in the possession of the company.
What will be the maintenance cost for the common area and amenities?
There will not be a maintenance cost for the common areas and amenities for the present and the future. This will be undertaken on behalf of Vrddhi farms.
Will there be a maintenance charge for the farms and what would that amount to?
Yes, there will be a charge. For the first two years from launch, the plots will be maintained by Vrddhi farms at no cost, following which there will be a nominal charge of 40 Paise per sqft. charged for monthly maintenance. Assuming a plot size of 10,000 sq.ft. that would amount to Rs. 48,000/- yearly or Rs. 4000/- per month.
What measures are implemented while maintaining the farms?

What’s the minimum and maximum extent that we can buy?
At Urvara by Vrddhi Farms, the minimum plot size is 6211 sq.ft. There is no restriction on the maximum extent as multiple plots can be purchased.
Who will manage our farmland plot?
The farm plots will be managed by the Vrddhi farms in-house team and our agricultural farming partner Amruta Sanjeevani Farms.
Are there any extra hidden charges on the price quoted?
There is no extra hidden charge than the price quoted. The quoted price is including all the amenities and the clubhouse. It is an all inclusive price.
What’s the water source in this location?
There are going to be two functional borewells for usage at the project. This is for both agricultural and domestic purposes. To the east of the property at a distance of about 50 metres, there is a 450 acre lake by the name of Sankarayalapeta Lake, which is full of water year round and hence the ground water levels at the farm is generally good.
Can we dig our own borewells in our plot?
No. For the purpose of maintaining the plantations, our expert team of horticulturists will deploy a drip irrigation system to take care of the ongoing maintenance and water requirement. For domestic purposes we will provide water from the common borewells on a paid use basis.
Is there an option to build a farmhouse on the plot? How does it work?
Yes, there is an option to build a farmhouse on the plot. This is accompanied with a recommendation of area depending upon size of plot purchased in order to optimise the plantation experience.
Vrddhi Farms has a farmhouse construction partnership with Elfa Spaces who are also our construction partners for the clubhouse. If any farmhouse is needed by our customers, Elfa spaces will provide options that will suit the needs of the customers. They use modern methods of precast construction and will provide a fully equipped farmhouse with all the fittings and equipment including CCTV and Smart Door entry at an affordable price, all in 120 days.
What’s the permissible extent to build a farmhouse in the farmland plot?
If it’s a Concrete structure the built-up area is restricted to 10% of land extent and for temporary cottages no such restrictions. As a project SOPs we recommend that the construction area be limited to 10% of land extent. Our construction partner Elfa spaces has curated farmhouses that are in line with the legal requirements and specifications of the community.
Will there be a power connection given to each plot?
Once the plot is registered in your name, the client will have to apply for power connection on their respective name. Vrddhi farms will extend any support that is needed for this process end to end.
How’s the rainwater being managed?
The natural flow of the landscape of the land has not been tampered with, thereby the rainwater will follow its natural path into the lake nearby which in turn will recharge the groundwater levels.
What about rainwater harvesting?
From the natural flow of water ninth elandscape there will be catchment ponds to preserve some of the rainwater.
Can we build a compound wall to our individual property?
No, building a compound wall is not permitted. Any demarcation of boundaries can be done with the help of a picket fence of a maximum height of 3 feet. The entire project is secured with precast compound walls and guarded with security hence there would not be a requirement of individual plot compounding/ fencing.
How do you ensure neighbouring plot owners don't encroach on our site?
There will be site demarcation of all corners with stones to ensure that the plot is not encroached by neighbouring plot owners.
Will there be any transfer fee applicable if there’s any change in person registering the property from the same family?
Any changes in the booking name of the plot owner from within the family can be done without any transfer fee.
Will there be any transfer fee applicable if there’s any change in person registering the property to a third party?
Yes, there will be transfer fee of Rs. 40,000/-
What common amenities will be developed at the location?

Is there a club house in the project and what are the amenities provided?
Yes, there is a clubhouse equipped with a multipurpose hall, a kitchen and an indoor game area. There will also be an outdoor playing area and a host of other amenities provided to the customers.
When will the clubhouse be functional?
The clubhouse will be functional from May 2025.
Is clubhouse membership open to outsiders other than the plot owners?
The clubhouse is a community centre which is for the exclusive use of Vrddhi farm plot owners. There is no membership fee charged for the farm owners and outsiders are not allowed to use it’s facilities.
Can we avail bank loans to buy farm plots?
We are in the process of speaking with banking institutions to facilitate the same and will have an update as soon as there is a breakthrough on this.
What are the different types of plantations that will be grown?
Can we grow our own choice of plants in the farm plots?
We definitely try to accommodate the customer’s choice of plants wherever feasible. Our expert team of agriculturists have already curated the best suited timber and fruit orchards for the soil, water resources, temperature and other factors available at the farm. If any specific plantations are to be planted beyond our list, then the customer should give the request and based on feasibility the team can take a decision to approve/ reject depending on Govt Regulations, water resources and any other maintenance challenges.
Can we host functions/ events at our farm plot & club house area?
Yes, functions and events can be hosted on your individual farms and the clubhouse.
For customers who choose not to build their own farmhouse, will there be any accommodation?
Yes, there will be 4 cottages built for customers to use at a nominal cost to maintain the rooms. This can also be booked for guests of the customers pending availability of the cottages.
Can I sell my plot to any one of my choice or any restrictions?
Yes, it’s a freehold property and the plot owners can sell to his contacts/ clients.
Who will be holding the original title deeds of the Common area property and the original mother deeds of the entire land extent?
Vrddhi Farms will retain all the original title deeds of the property.
Can we build a cottage in our plot and rent it out to a third party?
Yes, cottages will be built through our farmhouse construction partner Elfa spaces and customers can rent these out to a third party. However usage of the clubhouse and amenities are only for Vrddhi farms owners and personal guests and third party renters will not be allowed to use these facilities. They can use your personal cottage and pay you the rental for the same. The tenant should not disturb the peace of the other plot owners.
How do Managed Farmland Investments Pay Off as an investment? What is the ROI one can expect?
As an investment one can expect the following:
● ROI on the timber grown on the individual farms, this has a gestation period of around 12 years.
● The increase in value of the land over time as it is closely situated to the highway and within 2 hrs from Bangalore, with the rise of new NHs nearby, is situated in a high growth corridor.

I don’t know anything about farming. Will buying this plot have any challenges?
The purpose of a “managed” farmland is for you to sit back and enjoy the fruits of farming without having to worry about the daily rigours of the plantation or its maintenance.
